Who is PK Management?
PK Management is a property management company that specializes in affordable housing options. Our portfolio consists of conventional, low-income housing tax credit, and section 8, family, and senior living units.

PK Management’s headquarters is located in Cleveland, Ohio. We have satellite offices in Greenville, South Carolina and Denver, Colorado. We manage properties nationwide.

What is a conventional unit?
A conventional unit, or market-rate, is an apartment that has no rent restrictions and is not restricted by affordable housing laws.
What is a low-income housing tax credit unit?
A low-income housing tax credit unit has a reduced rent under a tiered rent structure. A tiered rent structure means that it’s possible for the same unit to have different rent amounts for occupants with different incomes. They may also have a rental subsidy program attached to them, such as section 8.

What is a section 8 unit?
A section 8 unit is an apartment where federal low-income rental assistance programs managed by the U.S. Department of Housing and Urban Development (HUD) assist tenants with their rent.

How can I apply for a section 8 voucher?
To apply for public housing or Housing Choice (section 8) vouchers, you will need to visit your local public housing authority.
What qualifies you for affordable housing assistance?
The most important qualifying factor is income. Other significant factors are housing and criminal history.
Can I still apply if I have a criminal record?
Having a criminal record may make it difficult for a person to receive housing, but it does not automatically disqualify them. Qualifying will depend on the severity of the arrest or conviction, and the length of time since the offense occurred.
What does an income limit mean?
The income limit for an affordable housing program is the maximum amount of income a household can earn to qualify to receive assistance.
The specific figure is based on the city or county’s Area Median Income (AMI), and is adjusted depending on how many persons live in the household (including children). Income qualification is generally separated into three main tiers: Low Income (80% AMI), Very Low Income (50% AMI), and Extremely Low Income (30% AMI).
A household’s income is calculated by its gross income, which is the total income received before making subtractions for taxes and other deductions.

How old do I have to be to rent one of your apartments?
Applicants must be at least 18 years old to apply. Some of our properties are senior communities only, and the applicant must meet a certain age requirement (ex. 62 years old or older).
